Overview
Side is a Manavgat resort (~75 km from Antalya) on a peninsula with an ancient core: a 2nd-century theatre, Temple of Apollo, agora, and museum on the waterfront. Beaches run from Side through Kumköy and Colaklı; pool-equipped apartment complexes are the main foreign-buyer format.
Entry prices are softer than Belek and Lara with strong seasonal demand (April–October). The historic center offers “live among ruins by the sea”; newer complexes beyond old Side bring modern comfort and managed rentals.
Side fits holiday homes and short-term investing. Winters are quieter and some venues close; Antalya is about an hour away. Full-time living means accepting seasonal services.

Side is a classic resort rental scenario: high season fills units, shoulder months need cash-flow buffer. Managed complexes with pool and security rent more easily than scattered resale stock. Model ADR plus management fees, utilities, and vacancy — not ADR alone. Liquidity is solid in clear projects with TAPU and furniture. For “live sometimes, rent sometimes” buyers, Side often beats a pure city format.
Lifestyle
Days revolve around the beach, promenade, and dinners in old Side. Summers are lively and tourist-busy; spring and autumn are softer for personal stays. Winters quiet down and some venues cut hours. If you want sea, walks among ruins, and a modern complex with a pool, Side offers a coherent lifestyle.
Transport
Antalya Airport is about 50–60 minutes by car; Antalya center about an hour. Inside Side and nearby resort belts, taxis, car hire, and local routes work. For frequent city trips a car is almost essential. Airport transfers are a standard option for rental guests.
