Overview
Kepez is Antalya municipality’s most populous district (~500k residents): the city’s north and west, including Varsak, Santral, Emek, and Gündoğdu. The sea is farther (8–12 km), but new-build prices are among the most accessible in the metro area.
Recent years brought modern gated complexes with security, parking, and playgrounds — a format for local families and buyers budgeting up to $250–280k. Kepez State Hospital, retail centers, and bus routes to Muratpaşa are in place.
The district is uneven: projects near the D400 and Santral are better for logistics; deeper quarters are quieter but farther from services. The specific complex matters more than the “Kepez” label.

Who it’s for
Budget-conscious buyers; early-stage investors; families prioritizing price and a new complex; local and long-term rental demand.
Pros

- Wide project choice
- Growing infrastructure

- Modern complexes with parking
Cons
- Farther from the sea
- Less premium and resort infrastructure
- Quality varies strongly within Kepez

Property prices
$155,000 – $280,000
From ≈$155k — compact layouts in new complexes; $200–280k — 2–3 bedrooms with stronger amenities. On the coast, the same budget usually buys less space.
Investment perspective
Kepez appeals through a lower entry ticket and upside in the right micro-locations. Rentals are mostly long-term and local: families, professionals, students. Tourist short-term models are weaker than in Lara, Belek, or Side. The deal hinges on developer, timeline, density, transport, and real nearby resales. It fits as a first investment or a portfolio slice focused on accessible m².
Lifestyle
Quiet family living: complex courtyards, schools, markets, everyday shops. The sea is a trip away, but homes are usually calmer than resort belts. It feels like a residential city, not a vacation village. If you visit Antalya in bursts, map beach and airport logistics before you buy.
Transport
Buses and dolmuş lines connect Kepez to the center; by car to Muratpaşa is usually 15–30 minutes. Airport — roughly 15–20 km. Public transport works, but comfort depends on the exact stop and time of day. Most residents drive to the sea.
